Consider this your home buyer’s toolkit. Open it up, take a look around, and if you like, start equipping yourself with the tools necessary to make your best purchase. In most businesses, knowledge equals power, and real estate is certainly no exception.

Buying a new home does not have to be a traumatic experience if you take the time to make plans. Please use this guide to make your move stress free. If you have any questions feel free to call us.

Here are some tips you should know about before entering into a standard real estate transaction:

  • Get a feel for the market before looking. A good Realtor can automatically email you properties as they come on the market or are pending/sold, so that you can see what the market conditions are ahead of time.
  • Speak to a mortgage professional before looking to understand what you can afford. You may find out that you can buy more or less than you think, or that you qualify for one of Florida's several bond programs. Feel free to contact us for referrals to quality professionals.
  • Know how much of a deposit you intend to put down prior to writing the offer. A typical depsoit can be anywhere from $5000 to 10% of the purchase price. The higher the deposit indicates your seriousness in buying and reassures the seller that you will not walk away from the transaction.  
  • Don't fall in love with the house before you're ready to buy it. If you do not plan to "close" on a home (finalize the sale) for more than 2-3 months, you may want to hold off on seriously looking. If a seller has to wait an extended amount of time for you to close on the property it may be used against you in the negotiating process.
  • If you plan to borrow money from a family member or  move money around, you should allow enough time to have the funds in place 2-3 months before buying. When getting a mortgage the bank underwriter will require 2-3 months of your most recent bank statements and other financial paperwork to show proof of funds.
  • Don't plan to make any major career moves until after the closing. Banks want to see that you have held the same job for two years or more, but do make considerations if you have been in the same field of work for that amount of time. Recent college graduates may also qualify if you work in your field of study.
